How it works

Send the plan and the change list. The existing floor plan as DWG or PDF, plus what the homeowner wants: "open the kitchen to the dining room, add an ensuite."
We build the house as a model. Walls, openings, rooms and fixtures, marked existing, remove or new, and checked against your drawing.
You get multiple options. From the smallest change to the best layout. Each comes with a plan, a 3D view, a Building Code report and a quote.
You present, your designer signs. Show the options to your client on an iPad, with costs shown or hidden. Your designer of record reviews and signs before permit.

Every package is an option package for review, not for permit or construction. Structural changes, such as removing a wall that may be load-bearing, are always flagged for your designer of record.

We don't produce permit drawings, structural design, HVAC heat-loss design or site plans.
